7 Practical Vastu Checklists Every Homebuyer Should Know

The house seemed perfect. Spacious living room, lovely interiors and at a price which made one feel like one was getting a steal. But still, something felt ‘off’.

As a Vastu consultant, I found that visual appeal doesn’t guarantee proper energetic alignment. Most people fail to consider Vastu when purchasing real estate or entering into property agreements.

It’s not about superstition. It’s about subtle alignments. How energy enters, flows, and stays in a space can directly impact the peace, prosperity, and relationships of those who live there.

Here’s a practical, field-tested Vastu checklist I use when clients ask: “Should I buy this house?”

1. Entrance — It’s More Than Just a Door

Check where the main entrance opens. According to Vastu, the entrance is the mouth of energy or Prana. It is the place where all vibrations enter.

  • Ideal Zones: North-East, North, or East-facing entrances tend to attract progressive energy.
  • Avoid: South-West entrances. These can drain energy and delay progress, unless there’s a strong correction.
  • Tip: Stand at the main gate and note where your back is. If the sun rises behind you, you’re likely facing a good direction.

2. Plot Shape and External Surroundings

Before you even walk in, check the plot shape and environment.

  • Regular shapes like square and rectangle are energy-friendly.
  • Avoid triangular or L-shaped plots, unless you’re consulting a Vastu expert for remedies.


Also, observe the neighborhood:

  • Is there a temple or hospital directly in front?
  • Is the road hitting the house like an arrow (veedhi shoola)?


Both affect the emotional energy of residents over time.

3. Internal Room Placements

Some homes look premium, but have rooms placed in conflicting zones.

  • Master Bedroom: Ideal in South-West. It offers grounding and decision-making strength.
  • Children’s Room: West or North-West is good for growth and adaptability.
  • Living Room: Should be in the North or East to encourage social interaction and light.


Avoid buying homes where:

  • The master bedroom is in Northeast — it may cause stress and confusion.
  • There’s no clear zoning between private rooms like bedrooms and social rooms like living or kitchen areas.

4. Kitchen & the Fire Element

Kitchen is the heart of transformation. It is where raw becomes cooked, and nutrition turns into energy.

  • Best location: South-East or Agni corner.
  • Secondary: North-West, with expert balance of fire and air.


Warning signs:

  • Kitchens in North-East are a major Vastu flaw. They disrupt concentration and spiritual alignment.
  • Check the gas stove placement. it should never be under a beam or in front of the main door.

5. Bathrooms and Energy Drains

Bathrooms are where energy exits. While every home needs them, their placement must be thoughtful.

  • Avoid bathrooms in North-East — it’s the zone of clarity and mental focus.
  • Ideally, bathrooms should be in West, South-West, or South

Quick test: Open a bathroom door. Does it face the main living space or kitchen directly? If yes, it might be a red flag. This direction disrupts energy flows.

6. Staircase and Center Space (Brahmasthan)

Homes with multiple floors must pay attention to the staircase location.

  • Ideal: South or West zones.
  • Avoid: Staircases in the center of the house. They block energy flow and often correlate with family tension.


Also, avoid buying homes with walls or heavy beams at the exact center of the property. This center space should ideally be open, light, or left uncluttered.

7. Basement and Terrace Balance

This is often overlooked.

  • A very heavy basement in the North-East can lead to stagnation.
  • Similarly, a huge open terrace in the South-West can destabilize finances and health.


Check the weight balance. For instance heavier zones like storage or walls should be towards South and West. Lighter elements like open areas and balconies should be towards North and East.

8. Don’t Rely on Vibe Alone — Seek Clarity

Yes, intuition matters. But what we feel on a house tour can be influenced by light, fragrance, or even the seller’s storytelling.

  • Take compass readings.
  • Ask for building blueprints.
  • If possible, visit the property at different times of the day. The energy shifts can reveal themselves.


I’ve seen clients buy gorgeous homes only to feel constantly drained, until we corrected hidden Vastu flaws.

Final Thoughts: Choose Energy Over Aesthetics

In today’s market, buyers are trained to look for modular kitchens, Italian tiles, or smart lighting. But none of it matters if the energy blueprint is out of sync.

This checklist isn’t about fear. It’s about awareness.
